Providing 195 rental apartment units and 26,000 square feet of commercial retail in South Edmonton, this unique development pushed the boundaries of the local RA7 zoning.  Where typically four storeys would be provided, Gardner Architecture took advantage of variations on height definitions to add a fifth storey to the development.  This allowed for all apartments to be located beside retail areas, rather than above, significantly reducing fire protection and overall construction costs.  This building was conceptualized and permitted in record time, with four months between concept development and building permit application.
