A unique development, this project was designed for a partnership between Eagle Builders and Procura Development, in the Century Park Community of South Edmonton.  This community is the final hub of Capital line of Edmonton’s LRT network.  As such, it can accommodate a high amount of density, but is subject to strict zoning rules.  Utilizing Eagle’s expertise in pre-cast construction, and Gardner Architecture’s in depth knowledge of local bylaw and building codes, this 7 storey 278 unit precast rental building with underground parking delivers an enriching, yet economic design that bypassed inclusion of the costs that would typically be included an a larger project like this.  Variances were obtained that allowed for deletion of typical high-rise development requirements such as a garbage compactor, generator, and stair pressurization.
